The reason the webmaster hedges and states "believes to be current" is because this attachment is actually a very important legal document. I know that in years past we have modified and revised the existing Covenants in an attempt to come up with a more modern and usable form (see paragraph below).
Nobody is completely certain if this electronic version here is the 100% native form that reflects the documents on file at the Hamilton county court house.
There is a new/updated version of the Covenants that is being reviewed by a lawyer that the whole neighborhood will be asked to review and adopt by a quorum vote at a later date.
This is an ongoing project and may take some time to complete. The reason this review and update of the Covenants was undertaken is because the original is out of date and difficult to enforce. The original document was geared towards a new development that was still building. We need a document that is for a mature neighborhood that is no longer building while being easier to understand and enforce.
